*There are stairs to enter the home and also inside as the living areas are spread over three levels, affording great privacy for all sorts of groups.

KITCHEN / DINING
Located on the main living area (there are three levels total), this open concept space has a chef's kitchen with granite counter tops and stainless steel appliances. This flows directly to the dining area which includes 3 stools at the breakfast counter, and a dining table that seats 8 and expands to accommodate more.

LIVING
Continuing from the dining room is the sunken living room, furnished with plenty of seating, a robust DirecTV package and a DVD player.

There is a queen size sleeper sofa (with highest end sofa bed mattress on the market) for larger groups. Enjoy our collection of games (Scrabble, cards, etc.) in front of the gas fireplace.

The living room opens to a small porch. This floor also features a powder room.

BEDROOMS
Bedroom 1: The entry level has two bedrooms. "APAC" (Asia Pacific) has a queen bed, closet, and direct access to a spacious patio with BBQ and table.

Bedroom 2: The second bedroom, "EMEA" (Europe, Middle East and Africa), offers great flexibility. It is furnished with a twin over full bunk bed (solid and sturdy --- not just for kids!).

Bedroom 3: On the top floor, you arrive at the full-floor master suite. "Americas" (North and South America) has a *king size bed* with dual nightstands and a dresser with mirror. The master suite also has a large walk-in closet and a 5-piece spa bathroom with soaking tub, his and her sinks, and a toilet separated by a door for privacy. The room is so large that we even put a crib in there for added comfort for families. There is a balcony with views overlooking Madison Valley. On a clear day, enjoy the Cascade Mountain Range in the distance.

BATHROOMS
Bathroom 1: Powder room on the main living area.
Bathroom 2: Bedrooms 1 & 2 share a nearby bathroom with shower on the entry level.
Bathroom 3: En suite bathroom located in the master suite (BR 3).

OUTDOOR SPACE
All three levels have a balcony. The largest balcony has a table and a BBQ.

ACCESS
You enter into the building and into your home with a code of your choice that will be programmed into the electronic locks...no cumbersome organizing for a key exchange or concerns about arriving and departing at odd hours.

AIR CONDITIONING
Air conditioning is a real rarity in Seattle. This home is equipped with window air conditioners in the living room and master bedroom.

INTERACTION WITH GUESTS
Your hosts live just down the block. We are here to welcome you and help you with any of your needs during your stay. We are happy to offer you advice for sightseeing, restaurant recommendations, and even some budget saving tips and coupons.

We have 1 through 8 bedroom homes, and everything in between. All of our homes are in a very compact area... perfect for large groups, wedding guests, reunions, corporate retreats, etc.

All homes are fully furnished to high standards and feature all the comforts our guests have come to love.

THE NEIGHBORHOOD
This home is central to everything Madison Valley has to offer: great restaurants, parks, hiking, supermarkets, day spas, and more. Your hosts made Madison Valley their home when first settling in Seattle... and haven't looked back since.

We love walking the streets of this neighborhood and we will gladly suggest fun walks depending on your interests. Stroll to the beach at Madison Park. Walk by multi-million dollar estates. Discover hidden neighborhood gems such as the farmhouse with horses in the yard and the home that doubles as an eclectic art studio and antique truck gallery. Take a walk through the fabled Arboretum to Lake Washington.

Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley ("Little Paris") has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Or opt for Thai, pan-Asian, craft pizza, Tex-Mex or more.

Our home provides easy access to Downtown (Pike Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.

If all of this touring (and eating) has you tired, pamper yourself with a visit to a day spa or nail salon. There are several of each within a few blocks of home and we are happy to point you in the right direction.

• This listing complies with all applicable regulatory requirements and operates in the City of Seattle under short-term rental license STR-OPLI-20-000013 and Seattle Rental Registration and Inspection Ordinance (RRIO) certificate 001-0138320.
• Seattle Vacation Home LLC manages this home on behalf of the owner/license holder.
• This home has a maximum sleeping capacity of 9.  However, Seattle regulations state that no more than 8 *unrelated* guests are permitted per booking.  Groups greater in size than 8 will need to affirm that there are no more than 8 unrelated individuals in the group.

Rental rates vary by season and by day of week. Prices change frequently to reflect market conditions. A rough guideline is as follows:
Off-peak weekday: $200-275
Off-peak weekend: $250-325
Off-peak holiday: $300-400
Summer weekday: $375-475
Summer weekend: $425-525
Summer holiday*: $475-575

Extra guest fee: $25 per night for each guest above 6
Cleaning fee: $180
Refundable security deposit: $1,000 Discounts are available for stays over 30 days

*Summer holidays include Memorial Day, July 4, Seafair, and Labor Day. Graduation weekend is priced above these dates and will require a 4 night minimum stay.
