KITCHEN / DINING
This traditional kitchen has stainless steel appliances and modern concrete countertops. Connects directly to very spacious dining room with large windows and seating for 8.

LIVING ROOM
Connecting to the dining area, this large living room hosts beautiful built-in bookshelves, a queen sleeper sofa, DirectTV and a DVD player. Great for gathering and playing games from our provided collection.

LAUNDRY
There is full-size washer and dryer available for your use on the lowest level of the home.

BEDROOMS
Bedroom 1: Located on the lowest level, this master suite with en-suite bathroom provides a king size bed with two nightstands, as well as its own private entrance from the back of the house. Additionally, this room has a large open seating area.

Bedroom 2: Located on the upper level, this spacious room has a queen size bed with plenty of natural light. Also includes large closets with built-in shelving.

Bedroom 3: Located on the upper level, this room hosts a queen size bed with a spacious closet. Directly across the hall from the top floor full size bathroom.

Bathroom 4: Located on the upper level, this room provides great flexibility for groups of various sizes with a twin over full bunk bed and closet. Direct access to spacious balcony on the backside of the house.

Bathroom 1: Full bathroom located on the lowest floor in the master suite (BR 1)
Bathroom 2: BR 2, BR 3, and BR 4 share a nearby full bathroom on the upper level.

AIR CONDITIONING
Air conditioning is a real rarity in Seattle.  This home does not have central A/C, but does have a small window unit air conditioner in two of the bedrooms upstairs.

OUTDOOR SPACE
Enjoy the spacious front yard area with an all-weather artificial lawn, including a table and seating. Barbecue is available as well. Master Suite opens to back shared space patio area and BR 4 opens to a large balcony above back area.

ACCESS
Access to the home is provided without a cumbersome lock box or key exchange. Instead, you will choose a 4 digit code, and the electronic lock to the home will be programmed to work for the duration of your stay. You will have access to the entire home, including parking for one car (and plentiful free street parking for additional vehicles).

Do you plan to cook during your stay? By special advanced arrangement (depending on availability), we will fulfill your grocery list and have your home stocked for your arrival. Is your group larger than this home will accommodate? We can host up to *388* guests across our portfolio of 30+ homes --- with all homes located in close proximity to each other! We have 1 through 8 bedroom homes, and everything in between. All of our homes are in a very compact area... perfect for large groups, wedding guests, reunions, corporate retreats, etc. All homes are fully furnished to high standards and feature all the comforts our guests have come to love.

Our home provides easy access to Downtown (Pikes Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.

• Seattle Vacation Home LLC manages this home on behalf of the owner/license holder.
• This home has a maximum sleeping capacity of 11.  However, Seattle regulations state that no more than 8 *unrelated* guests are permitted per booking.  Groups greater in size than 8 will need to affirm that there are no more than 8 unrelated individuals in the group.

Rental rates vary by season and by day of week. Prices change frequently to reflect market conditions. A rough guideline is as follows:
Off-peak weekday: $350-500
Off-peak weekend: $450-600
Off-peak holiday: $550-750
Summer weekday: $600-800
Summer weekend: $750-1000
Summer holiday*: $900-1200

Extra guest fee: $25 per night for each guest above 10
Cleaning fee: $200
Refundable security deposit: $1,000
Discounts are available for stays over 30 days

*Summer holidays include Memorial Day, July 4, Seafair, and Labor Day. Graduation weekend is priced above these dates and will require a 4 night minimum stay.
